1123 Westwood is the Onni tower on the corner of Lincoln Avenue and Westwood Street, right in Coquitlam Town Centre. Thirty-seven storeys, roughly 250 homes, finished in 2016, with about 20,000 square feet of commercial space underneath it.
Of all the buildings people ask me about in Town Centre, this is the one where the amenities genuinely change the decision.
Yes, and it is the reason many people choose it. 1123 Westwood is the Onni tower in Coquitlam Town Centre, 37 storeys and roughly 250 homes finished in 2016, with an outdoor lap pool, a hot tub and a barbecue area, which very few Coquitlam buildings have. Lincoln station and Coquitlam Centre are both a short walk. If you will not use the pool, you are paying to maintain it every month, and something simpler nearby will cost you less to hold.

More than 16,000 square feet of it, and the headline is an outdoor lap pool with a hot tub and barbecue area. Very few Coquitlam buildings have a pool at all.
Alongside it: a fitness centre, a sauna, a yoga studio, a media room, a party room with a kitchen, a meeting room and guest suites.
If you will use the pool, this building is hard to match locally. If you will not, you are paying to maintain it every month, and something simpler nearby will cost you less to hold.
A 2016 building is out of warranty and heading into its first real maintenance cycle, so the paperwork matters more than it would in a new tower.
I look at the depreciation report for the pool and mechanical equipment in particular, since water features are expensive to maintain and they come up for renewal roughly on this timeline. Then the contingency reserve balance, recent special levies, and how the insurance premium has moved over the last three renewals.
Coquitlam Centre is a short walk, and so is the Lincoln SkyTrain station, which makes this one of the few Coquitlam buildings where living without a car is straightforward. Lafarge Lake and the Evergreen Cultural Centre are close enough to walk to on a summer evening.
Being above commercial space is mostly a convenience. Ask which units sit directly over the loading and mechanical areas.
Downsizers who want to stop driving, professionals commuting downtown on the Evergreen Line, and families who want a two bedroom in walking distance of the mall and the library. It is one of the easier Coquitlam buildings to resell, because the location and the pool both appeal to a wide group.
The pool is the reason a lot of people choose this building, and it is worth being clear-eyed about it.
An outdoor pool and hot tub need pumps, heaters, liners and regular servicing, and those items come up for replacement on roughly a fifteen to twenty year cycle. On a 2016 building that puts the first big round of renewals within your likely ownership period.
So read what the depreciation report has set aside for it. A building with a pool and a healthy contingency fund is a fine thing to own. A building with a pool and a thin fund is how special levies happen.
Coquitlam Town Centre has several towers within walking distance of the mall, and they trade on different strengths.
The buildings clustered around Pinetree Way and Glen Drive tend to be closer to the station and lighter on amenities. 1123 Westwood trades a slightly longer walk for the pool, the sauna and the larger amenity floor, plus the shops directly downstairs.
If you are comparing two units at a similar price, the deciding factors here are usually which floor and exposure you get, and whether the amenity package is one you will actually use. I will walk you through both before you choose.
Town Centre is the one part of Coquitlam built to be used on foot, and this building is in the middle of it.
Of all the buildings on this list, this is the one where genuinely living without a car is realistic.
If the pool is what brought you here, it is worth seeing what the buildings without one cost to hold.
