Clarke & Como, 567 Clarke Road: What Buyers Should Know

Clarke & Como is the tower people mean when they say “the tall one in Burquitlam”. At 49 storeys it is the tallest building in Coquitlam, it holds 364 homes, and the Burquitlam SkyTrain entrance is on the other side of the street. Marcon finished it in 2021.

It is also the building I get the most cautious questions about, so this page is less of a brochure and more of what I would tell you sitting across a table.

In short

What should buyers know about Clarke & Como at 567 Clarke Road?

Clarke & Como is the tallest building in Coquitlam at 49 storeys, with 364 homes, finished by Marcon in 2021 on the corner of Clarke Road and Como Lake Avenue. The Burquitlam SkyTrain entrance is directly across the street, which is the main reason people buy here. In a tower this size the floor and the exposure matter more than the address, so two units with the same plan can live very differently.

  • The building: 49 storeys, 364 homes, concrete, completed 2021 by Marcon.
  • Location: Burquitlam station is about a two minute walk, with Lougheed Town Centre one stop away.
  • Amenities: More than 20,000 square feet, with the main floor on level 28 and a sky lounge on level 49, plus guest suites, a sports court and concierge.
  • Before you offer: Read two years of strata minutes, the depreciation report, the contingency reserve balance and where the 2-5-10 warranty now stands.

The building itself

Forty-nine storeys, 364 homes, concrete, completed in 2021 by Marcon, on the corner of Clarke Road and Como Lake Avenue. Floor plans run from one bedroom up to three bedrooms and a den.

Marcon put more than 20,000 square feet into amenities, which is a lot even for a tower this size. The main cluster sits on level 28, and there is a sky lounge at the top on level 49. There is also a guest suite, a sports court and concierge service.

What I would read before writing an offer here

  • Two years of strata minutes. Council discussions tell you more about a building’s real condition than any listing photo.
  • The depreciation report. Look at what it says about the envelope, the mechanical systems and the elevators specifically.
  • The contingency reserve fund balance, and whether a special levy has been raised or discussed.
  • Where the 2-5-10 warranty stands. A 2021 completion means the two year and five year portions have either expired or are close to it, so check what is still covered.
  • The current insurance premium and deductible. Water claims push both up.

I will pull all of it and go through it with you before you commit to anything.

Living there

The location is the strongest thing about this building. The Burquitlam station entrance is across the street, so a car-free commute downtown is genuinely realistic, and Lougheed Town Centre is one stop away. Como Lake Avenue takes you into Coquitlam in a few minutes.

The trade-off is that Clarke Road is busy, and on the lower floors facing it you will hear that. Go and stand in the actual unit at rush hour before you decide.

Who it tends to suit

Buyers who want a new-ish concrete home with a station at the door, and who are comfortable doing the homework on the strata’s current situation. Investors have done well on the rental side here because of the transit access.

If you want a quiet building with no open questions, I would point you at something smaller and older nearby instead, and I would say so.

Questions I get about Clarke & Como

How tall is Clarke & Como and how many units are there?
Forty-nine storeys and 364 homes, which makes it the tallest residential building in Coquitlam.
Who built 567 Clarke Road and when?
Marcon completed it in 2021.
How close is the SkyTrain?
The Burquitlam station entrance is directly across Clarke Road.
Which floors are quietest at 567 Clarke Road?
Higher floors and units angled away from the Clarke and Como intersection. The difference between a low floor facing Clarke Road and a high floor facing away is significant, so view both before you decide.
Does the building have guest suites?
Yes, along with a sky lounge on level 49, a sports court and concierge service. The main amenity floor is level 28.

What is within walking distance

This is the strongest transit location of any condo building in Coquitlam, and the numbers back it up.

  • SkyTrain: about a two minute walk to Burquitlam station on the Millennium Line. You are through the doors before most people have found their car keys.
  • Groceries: Safeway Burquitlam is the closest full supermarket, with retail at street level in the building itself.
  • Schools: Lyndhurst Elementary is a few minutes on foot. For secondary, Dr. Charles Best is the one most families here ask about.
  • Parks: Burquitlam Park is the closest, with Stoney Creek Park, Oakdale Park and Cottonwood Park all within a short walk or cycle.
  • Driving: Clarke Road runs straight down to Highway 1, and Como Lake Avenue takes you east into the rest of Coquitlam.

One honest caveat on the walkability: this is a busy arterial corner, not a quiet high street. Everything is close, but the walk itself is along traffic.

Choosing a floor and an exposure

In a 49-storey tower the address tells you very little. Two units with the same floor plan can be a hundred thousand dollars apart and feel like different buildings, so this is where I spend most of my time with buyers here.

  • Height. Above roughly the twentieth floor the traffic noise from Clarke Road drops away and the views open up over Burnaby. Below it you are closer to the street in every sense.
  • Exposure. North and west face the mountains and the sunsets, and they also catch the late afternoon heat in summer. South and east are cooler and quieter.
  • Which side you overlook. Clarke Road and Como Lake Avenue are both busy. Units angled away from the intersection are noticeably calmer.
  • Parking. Confirm in writing what stall comes with the unit and where it sits. In a building this size it is worth checking rather than assuming.

Go and stand in the unit at rush hour with the windows open. Ten minutes there will tell you more than any floor plan.

The other buildings people compare this with

Nobody buys the first tower they walk into. These are the ones that come up in the same conversation.

Curious what units here have actually sold for?
