Soco One is the first completed piece of Anthem’s SOCO community in south Coquitlam, finished in 2024. If you are searching 318 Alderson Avenue you are looking at Tower A, the north tower.
Almost everything about buying here comes down to one fact: the building is new. That changes which questions are worth your time.
Soco One is the newest of the buildings people compare in this part of Coquitlam, finished by Anthem in 2024, so the warranty is still running and the building has no maintenance history yet. It sits in south Coquitlam near the Burnaby boundary, about a ten minute walk from Lougheed Town Centre station where the Expo and Millennium lines both stop. You pay for new in the price and in the monthly fee, which is the honest trade-off against the older towers nearby.

You will see different numbers for this address depending on the site, so here is the distinction. Tower A at 318 Alderson is 32 storeys with 222 homes. The strata plan it sits under, EPS10424, covers 272 homes in total. Wider searches sometimes quote figures for the whole SOCO community, which is larger again.
When you compare two listings, check you are comparing the same tower.
With an older building you dig through decades of minutes. Here there are barely any, so you look at different things.
The 2-5-10 warranty is live across the board, which is the real advantage of buying this early. Two years on labour and materials, five on the building envelope, ten on structure. Find out what the developer has already fixed under it and what is still open, because that record tells you how the building is settling in.
Watch the strata fee too. First-year budgets in new buildings are estimates, and they often rise once a full year of real costs comes in.
Anthem was generous here: a gym and yoga room, co-working space and a meeting room, indoor and outdoor lounges, a barbecue and private dining area, guest suites, a concierge, sports courts including badminton and basketball, an outdoor fitness track, a fire pit and a sundeck.
That list is a genuine lifestyle upgrade and it is also a line on your strata fee every month for as long as you own. Worth being honest with yourself about which parts you will actually use.
Soco One is one building in a master-planned community, and more of SOCO is still being built. For a buyer that cuts both ways. The neighbourhood will keep improving as retail and public space arrive. In the meantime you may be living next to an active site, with the noise and truck traffic that comes with it.
Ask me which phase is under way and what is approved next before you choose a unit, because the view and the noise both depend on it.
You are in south Coquitlam between Burquitlam and Lougheed, so you have SkyTrain within reach and quick access to Lougheed Highway and Highway 1. It is a stronger location for drivers than the Burquitlam towers, and a slightly weaker one for anyone who wants to walk to a station.
Soco One sits in south Coquitlam, close to the Burnaby boundary, which gives it a different set of conveniences from the Burquitlam towers.
Buyers looking at a 2024 building almost always want to see an older one for comparison. These are the usual three.
