Every sale below is one I handled, with the real numbers attached: what it listed for, what it sold for and how long it took. No rounded figures and no averages. If you are weighing a sale of your own in Coquitlam or the Tri-Cities, this is the kind of detail that actually helps you plan.
Send me your address and I will pull the recent comparable sales for your street, then give you a realistic range and what it would take to get there. No obligation, no pressure.
Ask what your home is worth →A two-bedroom, two-and-a-half-bath townhome in the heart of Maillardville, built in 2023, with just over 1,000 square feet across two levels, two parking stalls and a storage locker.

It sold about 2% under asking in three weeks, which is a normal, healthy result rather than a scramble or a stall. For a new-build townhome in Maillardville, it also sets a useful reference point: buyers were willing to pay close to $780,000 for a 2023 townhome in a neighbourhood that has historically been cheaper than Burquitlam or Port Moody.
Pricing starts with what has actually sold on your street and in your building over the last ninety days, not what is currently listed. Asking prices tell you what sellers hope for; sold prices tell you what buyers did. I then adjust for condition, floor plan and what else will be competing with you the week you go live.
One sale is a data point, not a market. It tells you what a specific home was worth to a specific buyer on a specific week. What it cannot tell you is what your home is worth, because condition, layout, outlook and timing all move the number.
Sold data is the right starting point and the wrong finishing point. Use it to set expectations, then get the home assessed properly before you commit to a price.
Before anything is listed, you get a written price range with the comparable sales behind it, a short list of the preparation worth doing and the preparation that is not worth it, and a plan for the first two weeks. Then you hear from me weekly, including the weeks when nothing has happened.
If you want to know what your home would sell for today, I will pull the recent comparable sales for your street and your property type and walk you through them. It takes one conversation and there is nothing to sign.
Why show the sold price and not just the list price?
Because the list price is a guess and the sold price is a fact. The gap between them is the most useful number on the page.
Does a sale under asking mean the market is weak?
Not on its own. A couple of percent under asking after three weeks is a normal outcome. It is the size of the gap and the time it took, together, that tell you something.
Can you tell me what my home is worth from this page?
No, and anyone who says otherwise is guessing. It gives you a reference point. Your number needs comparable sales for your own street.
Tell me your address and roughly when you are thinking of selling. I will come back with recent comparable sales and a realistic range, before you decide anything.
